Mr. Nadir Dhanani presented a topic on Commercial Real Estate Investing, at a WZCC Houston Chapter event on August 26, 2015. About 30 years ago, Mr. Dhanani started as a cashier at a gas station and worked his way to becoming a very successful real estate investor. He has invested in gas station/fast food combination locations, shopping strips, and commercial buildings, and is currently developing two hotel properties. He provided very detailed insights into different types of commercial real estate investments such as medical facilities, shopping strips, buildings, hotels, land, etc. and he discussed the return on investment that can be expected for the various investments. He also discussed how to obtain bank loans, the business entities that can be set up for partnerships, the typical items that should be included in tenant leases, and the types of expenses that can be incurred by the property owners. He also compared commercial real estate investing to residential property investments and Real Estate Investment Trusts. The presentation was very well received by the attendees with a long Q&A session.

AN EVENING WHERE ME (MIDDLE EAST) BECAME ‘WE’ WZCCME arranged a Member’s meeting on 12th February 2016 at the Dubai Creek Club, to introduce the Super Six – the new WZCCME Team. Mr. Alan Gordon (Head of Marketing, Majid Alfuttaim) was invited as a speaker. He amazed the audience by showcasing how Dubai will grow in the next few years and how mega events have played a major role in fueling the growth story of Dubai. RJ Vineet Sharma of Suno 102.4 FM gave an entertaining twist to the evening by taking the audience on a musical journey of 100 years of Bollywood. click here for more details

WZCCME has arranged a Talk Show on 23rd April 2016, at the Park Regis Hotel, Dubai. The topic is WILLS and PROBATE including attestation of WILLS at the Dubai International Financial Centre (DIFC), a new facility for expatriates.   Senior Advocate Bindu Chettur, Mohamed Salman Advocates and Legal Consultants, Kamkshi Mehlwal, Advocate Supreme Court of India along with two other judges will speak on significant aspects of succession and inheritance laws in the emirate and provide guidance to expatriates  on how they can register their Wills at DIFC.  All members are cordially invited to the meeting from 5.00 p.m to 8.00 p.m, which will be followed by refreshments click here for more details

The Houston Chapter of WZCC holds dinner events for its members several times a year featuring distinguished speakers from various disciplines. The speakers are carefully chosen for their expertise in topics that help our members in their profession, business, or personal lives. On March 10, 2016 the Houston Chapter of WZCC presented Dr. Bahadur Sarkari, M.D., a distinguished psychiatrist with a long and successful clinical practice in London and the U.S. Dr. Sarkari is double Board Certified − in Adult Psychiatry as well as Child and Adolescent Psychiatry. In his one-hour presentation titled: “All You Wanted to Know About Mental Health But Were Afraid to Ask”, Dr. Sarkari kept the audience totally engaged with fascinating myths, facts, and actual cases of the wide variety of disorders that make up mental illness. In a very well organized talk, Bahadur Sarkari exposed the myths and wrong attitudes people have towards mental disorders. The spectrum of disorders that psychiatrists have to deal with ranges from anxiety, the most common problem, to schizophrenia, the most devastating mental illness. For each of eight different disorders, Dr. Sarkari covered its cardinal features and symptoms, along with the treatment and medications that help alleviate them. Particular attention was paid to Alzheimer’s disease and the special problems that mental health creates in the work place. He presented alarming statistics that highlighted the widespread and serious consequences of mental illness, leading to poor job performance, dysfunctional family life, and sometimes even suicide. Typical cases of mental illness that Dr. Sarkari encountered in his practice often brought humorous and astonishing reactions from the audience. Dr. Sarkari’s presentation was very well received, as evident from the animated discussions and questions that followed. The meeting was called to order at 1:30 pm and chaired by Firdosh Mehta. Firdosh recapped the previous meeting issues and invited younger members Kayras Irani, Aubtin Yazdgardian and Farah Mistry, to introduce and present gifts of appreciation to the speakers. 1:45 PM Presentation by Dr. Farah Shroff, PhD. Dr Shroff, is the principal of Shroff Consulting, and a part time faculty member at the UBC Department of Family Practice and School of Population and Public Health. She is also a teacher of yoga, dance and other movement arts. Her passions are about making the world a healthier place and her consulting and teaching emphasize the limitless possibilities for mind-body wellness. She has recently started a project to improve infant and maternal health in India. Farah’s Consulting firm has worked in the area of public health, social and educational issues, focusing on research, writing, facilitation, training and more. She gave us an overview of her early days growing up in a Parsi Colony in Mumbai. She talked about how Shroff Consulting emerged around the time of birth of her son Zubin, and how working from home as a mother helped care for her children, as well as consulting and part time university professor. We heard about the benefits of being self-employed and the rewards of self-marketing, as well as how to cope with the challenges of the feast and famine days in life. She discussed her latest ventures into real estate investing and shared how opportunities can be found. She talked about the applications of various Social Media, such as LinkedIn and others, and how they can be utilized in her work from home. 2:30 PM    Refreshments – Tea/Coffee, Pop, Spanakopitas, Chicken Nuggets, Cake and Coconut macroons. Rashna Mehta looked after the procuring and preparation of the refreshments. 2:45 PM    Presentation by Murzban Eruch Chinvala Murzban’s power point presentation was on “Mortgages – An insider’s viewpoint & all you need to know about it”. He provided insights on how one can save money and avoid making costly mistakes on our biggest debt, usually in homes. Being a mortgage professional with Dominion Lending Centers’ Clear Trust Mortgages, with access to various sources of funding from big banks, monolines and private lenders, Murzban explained the pros & cons of various funds. Murzban was Finance Controller of Canada’s largest private post-secondary education group before migrating to Canada, Murzban was Head of Finance & Member of the Board of Directors of GlobeOp Financial Services (I) Pvt. Ltd., a leading fund administrator co-headquartered out of London & New York, having USD 190 billion of assets globally. Prior to that he was Head of Finance for Yahoo in India having been employed with the company since its initial stages. He was also instrumental in playing a lead role in the incorporation and registration of Yahoo’s global Software Development Center in Bangalore, India. Murzban explained how he became a licensed mortgage broker with certification from University of British Columbia’s Sauder School of Business. In addition, he is a Commerce graduate, has an MBA with specialization in finance from Australia and is a Chartered Accountant from the Institute of Chartered Accountants of India. He presented various scenarios of mortgage funding with charts and some hands-on activities, weighing different parameters applicable to mortgage funds. 3:45 PM Presentation by Ms. Lorelei Tolosa Her background has been in the entertainment and film industry where she spent 10 years as a production coordinator. An event led her to go the entrepreneurial route, a decision she’s very happy to have taken. Lorelei shared her story about her journey as an independent distributor of a personal franchise system in areas of whole-food nutrition and wellness, which is being marketed in 60 countries and discussed opportunities available to our members wishing to pursue this either full-time or on a part-time basis and create residual income. She helped us understand the over-all health benefits of using a unique plant based product from South East Asia and many other parts of the world. Brochures and her cards we made available to all. As an independent distributor, Lorelei’s business excelled quickly qualifying her for the award program in just a few months. She gave us an insight into her role as a major leader and trainer, building and supporting distribution teams globally. There were 5 new memberships added for FY 2016 at this meeting, to bring the TOTAL so far to 16 Individual + 1 Student. We would appreciate some Corporate memberships also. When Fridays became Skill Days

The WZCCME organized an Essential Skills Program spread over 2 weekends in May 2016 at the Hilton Garden Inn, Al Mina. The Program organized on 13th and 27th May had 4 sessions where eminent speakers enlightened the crowd, which comprised of entrepreneurs, professionals and budding businessmen and women. The 1st day saw Mr. Fadi Akel, founder of the OCD Group share his views on Leadership and Entrepreneurship. He engaged the audience with some great insights on human behavior and how ‘Entrepreneurship is about Idea Driven Enterprises’. He suggested an Inside Out approach to managing business and shared a Holistic approach to build a successful enterprise. This session was followed by a very informative session by Mrs. Kashmira Kotwal, Director Knowledge Quotient who gave us tips on Understanding and Managing Finance. This number crunching session told us what figures we need to watch (I mean numbers …not the one you imagined) and how to leverage our assets and minimize liabilities. The simplistic approach made the session easy to understand for the uninitiated and provided some much needed answers to how to manage our business finances better. Day 2 of the Skill Program took things to a very personal and social level. The 1st session had Mr. Jean Oosthuizen, founder of Blue Dot sharing his experiences on Art of Winning Business and Networking. This session was an eye opener on how the simplest of tricks can have the best impact. He shared with us the importance of ‘Knowing yourself’ and having an elevator pitch ready. The need for a story and having a strong agenda for every meeting was brought to the fore. He also stressed on how any relationship is built on being a good conversationalist and a generally ‘happy person’ to be around. If the 1st session was about being personal, the 2nd one was all about being social to build business. Mr Hameed Yousuf, an entrepreneur and social media guru at BPG Maxus told us how Social Media was taking over lives and business today. His session gave us some startling facts – UAE residents spend over 3 hours on social media everyday, the mobile is our constant companion and so many more. The growing impact of social media and the basics of each platform were also covered, the case studies he shared inspired many attendees to consider using social media to further their business. All in all, the 2 Fridays were a great opportunity to learn, network and also enjoy some great snacks while adding on new skills to our repertoire. Here is to Fridays well spent and many more such sessions in the future
